Peter Goddard
Peter is a founding partner of TRI and has more than 25 years’ experience in the hospitality and tourism industries. An ex-hotelier, he has held staff and managerial positions in several hotel properties in his native Australia.
In his role as the Managing Director, Peter oversees all consultancy assignments undertaken by TRI out of the Dubai office. His areas of specialization include operational reviews; valuations and due diligence; management and contract negotiations; investment analysis; and tourism development and master planning.
Such continuous exposure to, and study of, hotel, tourism and real estate industries has provided Peter with an extensive background and understanding of the feeder markets, demand generators and other key factors affecting future demand levels and characteristics, optimal market positioning for facilities and demand capture.
Yani Eftimov
Yani joined TRI in 2018 after graduating with a Signet Prize for the ‘Best Final-Year Student’ from the International Tourism Management Faculty at the University of Surrey, United Kingdom.
Yani’s exposure to the tourism and hospitality industry dates to his pre-university years when he gained in-depth knowledge in hotel operations by working as a Front-desk Administrator at a number of internationally renowned hospitality entities in Bulgaria. During his studies, Yani completed a fourteen-month industry placement, working as a Hospitality, Tourism and Real Estate Analyst at PKF The Consulting House, Dubai.
As part of his consultancy experience, Yani has been involved in multiple highest and best use, feasibility and strategic advisory studies in the Middle East and beyond, including some of the region’s most notable blue-chip master-planned projects. Areas of specialization include tourism master planning reviews, project concept development, competitive benchmarking, hotel operator sensing, project site assessments, market performance projections and bespoke market research.
Senior Consultant
Hooman joined TRI in 2019 and since then has engaged in numerous consulting assignments throughout the MENA region encompassing operator search and selection, market and financial feasibility, highest and best use, valuation and financial studies.
He is fluent in English and Farsi, and is therefore capable of conducting in-depth on-the-ground research, ensuring our Clients receive unparalleled market intelligence. Hooman’s association with consulting dates to his post-graduate days when he was employed with Deloitte, in Paris, conducting numerous assignments for the public sector. His specialties included Environmental Impact Assessments, evaluating environmental policies and regulations for the European Commission.
Hooman holds a Bachelor’s Degree in Aerospace Engineering from Queen Mary University, London, United Kingdom. In addition, he has a Master of Science Degree in Project Management for Environmental and Energy Engineering from Ecole Nationale Superieure des Mines, Nantes, France.
Borja Fraile Andrade
Analyst
Borja joined TRI in 2023 as an analyst after having graduated from Les Roches Global Hospitality Education with a Bachelor’s degree in Business Administration. Over the course of his studies, he was awarded an excellence scholarship and graduated as a member of the Eta Sigma Delta Honour Society. Prior to that, he attended the University of Malaga where he studied International Tourism Management and obtained 25 distinctions as well as a talent scholarship.
Borja gained in depth exposure to the hospitality and real estate industries by working at international luxury hotels such as the Four Seasons Hotel in Dubai and construction companies such as TZBSAT Group in Spain.
Since joining TRI, Borja has been involved in a number of highest and best use and feasibility studies across the UAE, Saudi Arabia and Bahrain. He is a fluent English and Spanish speaker and has conversational skills in both Swedish and French.
Sharath Vijayshankar
Analyst
Sharath joined the TRI team in 2023 as an Analyst subsequent to his successful completion of a Bachelor’s degree in Accounting and Finance from Middlesex University Dubai. Throughout his academic journey, he achieved a First Class Honors Degree along with an outstanding scholarship. At present, he is actively pursuing his ACCA certification in the realm of Finance.
 Sharath’s professional background includes valuable exposure to the hospitality industry. He gained significant experience by working with Roya International, a prominent management consultancy firm in the region, primarily focusing on the Food and Beverage sector.
Sharath boasts fluency in English, Hindi, and Malayalam, enhancing our ability to effectively communicate with a diverse range of individuals.

Kharen Villanueva
Administrative Assistant
Kharen joined TRI in 2016 and brings a wealth of experience in the real estate industry. Prior to joining TRI, she was an administrative and HR assistant for a large real estate firm where she was responsible for general office and human resource duties.
Before moving to Dubai in 2014, Kharen was an administration officer for the largest branch of Western Union in the Philippines where she developed her extensive administrative skills and knowledge.
Since joining TRI, Kharen has been involved in overall administrative functions in the company which includes providing support for the whole TRI Team. Kharen has a Bachelor’s Degree in Psychology from the Lyceum of the Philippines University.
